Story:
The project is an infill development on a former church parking lot, adjacent to the Rose Park Historic District. The goal was to bring more workforce housing to Long Beach. Based on the site constraints, including a narrow lot further impacted by right of way dedications, we were able to get 23 units. We negotiated a creative solution for one of the right-of-way dedications for a bus shelter that was impacting a setback and would have resulted in reducing the number of units. The project required a zone change, and is one of the first projects approved under the provisions of the recently adopted Land Use Element. This project was approved in just over a year from project start to planning commission and City Council approval.
